When a pool is used by paying guests, members or hundreds of residents, water quality stops being a comfort issue and becomes a liability issue. Operators who treat it as housekeeping eventually pay for it.
Bather load changes everything
A residential pool sees five swimmers a week. A club pool can see two hundred a day. Sanitiser demand scales with that load, which means:
- Testing multiple times a day, not weekly, at peak season
- Free chlorine held at the upper end of the safe range during high-use hours
- Combined chlorine monitored — chloramines are the direct cause of eye irritation and the "over-chlorinated" complaints operators receive
- Turnover rate matched to load, not to pool volume alone
Records are your defence
If a health complaint or an incident ever occurs, the only thing that protects an operator is a documented history: readings, timestamps, who tested, what was added, what equipment was inspected. Reconstructing that after the fact is impossible.
Keep, at minimum:
- Dated water test logs with technician identity
- A chemical inventory and dosing record
- Equipment inspection and maintenance history
- Incident and closure records, with the reason for closure
Operational discipline
Post current readings where members can see them. Enforce pre-swim showers — they cut chloramine load more than any chemical. Have a written rule for when the pool closes: zero free chlorine, high combined chlorine, visible cloudiness or a fouling incident. An operator who has never closed the pool is not testing seriously.
Equipment and safety fittings
Anti-vortex main drain covers, secured plant-room access, depth markings, working lifebuoys and a trained attendant on duty during operating hours are non-negotiable for commercial use.
